"Residents Should Not Panic": Thousands Of Las Vegas Homes Get ZERO Offers For November

New data published by the Greater Las Vegas Association of Realtors shows 10,000 single-family homes were on the market and by the end of November, 7,000 of those homes had zero offers, up 54% compared to 2017 and the highest number of homes in Las Vegas Valley to not get a bid in more than two years.

Realtors are warning Las Vegas residents that they should not panic.

It is becoming increasingly clear that the real estate market is at a turning point, in one of the most overvalued markets in the country.

"I mean that's still crazy fast for markets across this country,” said Nevada Realtors newly elected president, Keith Lynam.

“Are we as fast as were six months ago? No, but we couldn't sustain that, it was not sustainable, it was never going to be sustainable. So we're back to pretty much a normal market."

Lynam has recognized the shift in the market and suggested a slowdown in the quarters ahead: He predicts homes will now average four to six months on the market into 2019. Before, Lynam said homes were on the market between 2.5 to 3 weeks.

While thousands of homes are going no bid in November, some homes are still selling, but not as often as they used to, a sign that the housing market is headed for trouble. Buyers acquired about 2,300 houses in November, down 12% from November 2017, the Greater Las Vegas Association of Realtors (GLVAR) reported.

The pullback in demand could be linked to fast-rising home prices, higher borrowing costs, and an affordability crisis.

Home prices were up "13.5% year-over-year in September, more than double the national rate," according to the latest S&P CoreLogic Case-Shiller index. Nevada's growth rate was the fastest among all other cities in the CoreLogic Case-Shiller index for the fourth straight month, a move that is not sustainable. 

In the last several months, sellers have responded with more price cuts. 

This is right in line to Bank of America's forecast in September: Existing home sales have peaked, reflecting declining affordability, greater price reductions and deteriorating housing sentiment.

This year's housing market slowdown has hit the hottest markets like San Diego, San Francisco, Seattle, Denver, and New York City.

The slowdown is now spreading into less expensive markets—Tampa, Philadelphia, Phoenix, and Las Vegas. 

Las Vegas was “the poster child of the housing crash in 2008,” said Vivek Sah, director of the LIED Institute for Real Estate Studies at the University of Nevada, Las Vegas.

“There are some buyers who are not pulling the trigger because of that.”

The deceleration in less expensive housing markets like Las Vegas, suggests that the slowdown is now broad base and the entire US economy is headed for trouble in 2019.

The bogus autopsy records were released by the coroner on Friday and contradict everything we know about Paddock physically.

Fox News reports:

The autopsy showed Paddock, who was just more than six feet tall, was considered to be slightly overweight at 224 pounds, had high blood pressure and bad teeth. But he appeared to be healthy and nothing out of the ordinary was uncovered in his physical condition, even after experts at Stanford University conducted a microscopic brain examination, according to the documents.

As Intellihub reported on 20 Jan., in the article titled Body autopsied by doctor likely not Steven Paddock’s, official LVMPD report reveals:

Information listed in the Las Vegas Metropolitan Police Department’s preliminary report on the 1 Oct. massacre, reveals that the body autopsied by Dr. Lisa Gavin may not be Steven Paddock at all.

According to Section VIII of the report titled Suspect Autopsy: “On 10-06-17, at approximately 1625 hours, under CCOCME case 17-10064 and FBI incident number 4-LV-2215061 an autopsy was performed on the body of Paddock at the CCOCME
by Doctor Lisa Gavin.”

However, the report lists the decedent Stephen Paddock as being only “73 inches” tall (6′-1″) despite the fact that it is well known that Paddock was 6′-4″ in height and had a much larger frame than the dead guy pictured in the leaked crime scene photographs.

In 2010, Paddock’s height was listed as 6′-4″ on a Sport Fishing, Trapping, Hunting License registered with the State of Alaska. The information was verified with Paddock’s California driver’s license by a duly authorized fish and game vendor in the State of Alaska.

Additionally, the eye color listed on the official state document says Paddock’s eyes were “BL” (blue), while the autopsy report says the decedent’s eyes are “brown.” Again, the document is based on Paddock’s California driver’s license.

As you can see in the following photograph, Paddock is 6′-4″ tall, not 6′-1″, as the autopsy claims.

Moreover, the time of death listed in the autopsy report was 12:00 noon on Oct. 2, 2017, which conflicts with what authorities initially reported.

Originally, it was reported that Paddock had committed suicide at 11:20 p.m. on the night of Oct. 1, 2017, which is even more alarming after two single shots were heard at 10:16 p.m., following 11 fully-automatic gunfire volleys.

The autopsy report also states in reference to a bullet exit wound:

Exit: No corresponding exit

This could mean one of two things — either there was a separate exit wound at a different trajectory than the mouth wound or there was no exit at all.

Youtuber AmericanEveryman does an awesome job at pointing out how the projectile may have never exited the skull of he man autopsied, despite the fact that the alleged self-inflicted gunshot wound was reportedly done with a rather powerful weapon.

Additionally, the report cited “blunt force injuries to extremities.” The upper right calf, left calf, and right knee were mentioned, possibly suggesting a struggle.

If that’s not enough, the autopsy describes how the anterior teeth are in poor condition and details that a majority of the maxillary teeth are missing. Were the teeth removed from the body so that it ultimately couldn’t be identified?

Why did the autopsy report not include the gloves pictured on the body in the so-called crime scene photos? Who took the fingerprints and confirmed they were Paddock’s? This person needs to be looked into.

Furthermore, there was casing, from the bullet, “visible within some of the radiographs of the head, neck, and chest” which suggests the body may have also had a gunshot wound to the neck and the chest, as many online sleuths have already speculated.

In terms of toxicology, the autopsy states that high levels of Arsenic, Betahydroxybutyric Acid, Mercury, Selenium, Antimony, Lead, Chlorphiniramine, Nordiazepam, Oxazepam, Temazepam were found in the decedent’s blood. The decedent also tested positive for caffeine and Theobromine.

Withal, it has now been made apparent why the body was cremated.

The gunman who opened fire on a Las Vegas music festival from the Mandalay Bay Hotel and Casino was an arms dealer, and his girlfriend handled his ammo and helped him load magazines, according to search warrants unsealed by a judge on Friday.

Multimillionaire real-estate developer and video-poker aficionado Stephen Paddock, 64, unleashed a hail of bullets into the crowd at the Route 91 Harvest Festival from the 32nd floor of Mandalay Bay on the night of October 1, 2017, killing 58 over a 10 minute period before reportedly shooting himself in the head.

After investigating Paddock's computer, cellphone and electronic devices, investigators found no obvious or ideological motive, however we now know he sent at least two strange emails, possibly to himself, discussing firearms. 

"Investigators have been unable to figure out why Stephen Paddock would be exchanging messages related to weapons that were utilized in the attack between two of his email accounts. Conversely, if the Target Account was not controlled by Stephen Paddock, investigators need to determine who was communicating with him about weapons that were used in the attack," according to a warrant.

In an email sent from Paddock's Microsoft Live email account, "centralpark1@live.com" to "centralpark4804@gmail.com," Paddock wrote "try and ar before u buy. we have huge selection. located in the las vegas area." The "centralpark4804" account wrote back "we have a wide variety of optics and ammunition to try." Paddock emailed back "for a thrill try out bumpfire ar's with a 100 round magazine."

According to some, this is the first information on the record suggesting that the gunman may have had help.

The warrant goes on to read "Investigators believe these communications may have been related to the eventual attack that occurred at the Mandalay Bay in Las Vegas."

Investigators found 23 firearms in Paddock's room - several of which were outfitted with "bump-fire" stocks, a large quantity of ammunition, high capacity magazines, a handgun, a bulletproof vest and a "breathing apparatus" in Paddock's room. 1,600 round of additional ammunition along with 50 pounds of explosives and ammonium nitrate - often used to manufacture explosives, were found in his Hyundai Tucson SUV. Investigators say he planned to survive the assault and escape, and had set up several surveillance cameras in various locations throughout the room, the peep hole of his door, and in the hallway outside.

There is no closed-circuit video of Paddock bringing the guns up to his room, while a valet at Mandalay Bay says Paddock "didn't have any crazy bags with him" that he could remember. Perhaps the lack of security footage is explained by  "camera/equipment malfunctions" reported by Mandalay Bay after a mid-September 2017 theft of marketing materials from a convention at the hotel.  

Upon searching Paddock's Mesquite, NV home, police recovered approximately 18 firearms, more ammonia nitrate, several pounds of the explosive tannerite, several rounds of ammunition, and "electronic devices" - while a "large quantity of ammunition and multiple firearms" were recovered from Paddock's Reno residence. 

Paddock also reportedly attempted to buy a large quantity of tracer ammunition in the month prior to the attack, however the dealer he approached did not have any in stock. 

While breaching Paddock's room at approximately 10:55 pm, an officer accidentally fired one round from his sidearm, reportedly not hitting anyone. Paddock, meanwhile, was found laying awkwardly over a rifle with what investigators reported to be a self-inflicted gunshot wound to the head. Oddly, recordings of the incident do not contain Paddock's final "suicide shot." 

Of note, investigators say there were 200 shots fired into the hallway through the door of Paddock's hotel room:

The search warrant also reveals that Paddock's girlfriend, Marilou Danley, told authorities that they would likely find her fingerprints on some of the ammunition because she sometimes assisted him in loading it into magazines. While there was no evidence at the time of criminal involvement by Danley, investigators had not ruled out the possibility on October 3, two days after the shooting.

In addition to Paddock's email accounts, investigators sought Danley's email, Facebook and Instagram accounts, who was in the Philippines during the Oct 1 shooting. Paddock wired $100,000 to Danley the week before the shooting. 

In an odd twist to the already very murky shooting, a 21 year old concertgoer reported that a woman "pushed her way forward into the concert venue, into the first row" who told people "you're all going to die" about 45 minutes before the shooting began. 

U.S. District Judge Jennifer Dorsey unsealed the warrants on Friday, as she said she saw no reason to keep them sealed - however 10 pages were withheld pending a hearing in state court Tuesday morning.
